The case for short-lets
Why Dubai short-lets outperform long-lets
No single point of failure. Demand comes from tourism, events, business travel and university visitors independently of each other. When one is quiet, the others are not. Since 1 May 2026, Section 21 is gone and every AST is a periodic tenancy you cannot simply end. Short-letting sits outside that framework entirely.
Peak tourist season
October to April brings international visitors escaping the European winter, with occupancy regularly hitting 90%+ and rates running 2 to 3x summer levels. Properties in Dubai Marina, JBR and Palm Jumeirah fill first, and guests typically book 4 to 7 night stays at premium rates. A single peak season month can match three months of long-let rent.
Expo City events
Expo City Dubai continues to host major conferences, exhibitions and cultural events year-round, driving business and leisure demand independent of the tourist season. Exhibitors and delegates book 3 to 5 night stays, filling midweek gaps that tourists wouldn't cover, and properties with Metro access to Expo City command premium rates during event weeks.
Dubai Marina
Dubai Marina and JBR remain the most popular short-let locations for tourists, with beach access, the Marina Walk and proximity to the city's dining and nightlife. These areas command the highest nightly rates in our portfolio, and the steady flow of leisure visitors keeps occupancy high even in shoulder months. Properties with sea or Marina views achieve the strongest premiums.
Business travel
DIFC and Business Bay corporate demand keeps weekdays busy year-round, with financial district workers, consultants and international assignees booking apartments over hotels for stays of a week or more. This demand fills midweek gaps that leisure tourists don't cover, and properties with easy Metro access to the business districts command premium weekday rates, particularly from October through June.
