The case for short-lets
Why London short-lets outperform long-lets
No single point of failure. Demand comes from tourism, events, business travel and university visitors independently of each other. When one is quiet, the others are not. Since 1 May 2026, Section 21 is gone and every AST is a periodic tenancy you cannot simply end. Short-letting sits outside that framework entirely.
Summer tourism
June to September is London's peak season, with international visitors filling flats across Zones 1 to 3. Overseas arrivals peak in July and August, with guests typically booking 4 to 7 night stays at premium rates. Properties near major attractions like the British Museum, Tower of London and South Kensington see the highest demand and longest booking windows.
Theatre season
October to January draws West End visitors who prefer apartments to hotels, particularly families and couples on weekend breaks. Major musical premieres and limited-season plays can fill surrounding weeks. Properties within 15 minutes of Theatreland command the highest weekend premiums outside of summer.
