For our Serviced Accommodation Management service, we charge 17% +VAT of total revenue to look after absolutely everything. This is an incredibly competitive rate considering the increase in revenue and overall profits you can expect from using our services. 

It is hard to answer this without knowing the host. It all depends on previous experience, the amount of time you have, the amount of patience you have and so much more. A large number of new hosts underestimate how much work is actually involved. You, or someone you trust, needs to be available at all hours of the day.

When looking into becoming a self-managing accommodation host, it is important that you make a list and consider everything involved, from who is going to clean the place and do the laundry, through to emergency call outs at midnight and the maintenance team around you.

Our Serviced Accommodation management service can remove all of this stress and hassle for you. Let us take care of all of this and you simply receive your payout at the end of the month.

Yes, of course! It is your place to do as you wish. Simply let us know your dates and we will block the calendar for you. We do however recommend getting your dates blocked early, as once we have a booking, we won’t be able to cancel it.

Obviously the more you stay there yourself, the lower your profits will be. Therefore we recommend using your property for personal stays during the off-season.

Yes, you can!

As part of our onboarding service we will completely launch your property on all platforms for you. From staging and professional marketing pictures, through to pricing strategy and listing descriptions.

If you already have a listing, that’s also fine. You can simply transfer this over to us to take over – it only takes a couple of minutes and our team can talk you through it.

In terms of running the serviced accommodation, we’ll look after everything. The only aspects you will need to handle will be the utility bills (gas, electric, water, wifi). We’ll handle the rest.

In a brief summary, we enable UK property owners to benefit from the increased income that the short-term rental industry can provide, without all of the usual workload and stress. We manage the whole operation of marketing, running and maintaining your Airbnb for you.

We would be sad to see you go, but yes you are welcome to cancel your agreement with us. We ask that you provide as much notice as possible. We can then hand your listings over to you. Please note you will need to honour any existing bookings or be willing to cover the cancellation charges that you may incur from the OTAs

We list all of our short-term rentals on all of the major booking sites. These are known as Online Travel Agents (or OTAs) in the industry and include but are not limited to Airbnb, Booking.com, Tripadvisor & Vrbo.

In addition to these, we also partner with corporate booking partners, such as Silverdoor and Situ to offer our properties to longer-term corporate and relocation guests as well.

Furthermore, all of the short term rental properties that we manage are available on our direct booking engine, which consistently generates over 50% of our bookings, saving you £1000’s in OTA commission and fees.
Many of the established airbnb / short-let management companies in the UK are fixed in their own ways and when faced by challenges, such as the pandemic, they sadly were not agile enough and their property partners, landlords and hosts all suffered as a result.

As Airbnb shut their doors and hosts switched to long-term tenants during the lockdowns, we swiftly switched towards directly targeting business guests and improving our direct booking capabilities. Through smart advertisement, listing adjustments and targeted marketing, not only did our property partners and landlords survive, but thrived and many of the practices adopted during the lockdowns remain in place to make our service more efficient and profitable to you.

This very much depends on the style and size of your property and the exact location.

Generally our property partners earn are able to earn x3 to x5 more revenue through Airbnb / short-lets compared with standard tenancies. However it is important to bear in mind that Airbnb hosts incur much higher costs than standard AST landlords.
