Serviced accommodation (SA), also known as short-term rental, is a from of renting a property where they are offered out to paying “guests” on a nightly basis rather than on a shorthold tenancy agreement.

 

The “serviced” part of SA relates to the additional services that are provided when compared with a standard tenancy. These include, but are not limited to, professional housekeeping & linen services, all bills/utilities included, fully-equipped kitchens (cutlery, cooking equipment etc.), free wifi and much more.

 

We specialise in providing accommodation to business travellers that are working in the area on a temporary basis, however guests can also require accommodation for various other reasons, including leisure, vacations or emergency situations…

It is in our best interest to only accommodate guests that we trust are going to be respectful and look after our homes.

 

For both our guaranteed rent properties and the ones we look after on a management basis, everyone staying in the house goes through the same thorough pre-stay process.

 

We carefully vet our guests using advanced ID verification technology and a payment radar system that flags up any concerns.

 

In addition to the verification steps, we also have a number of additional measures in place to ensure the houses are looked after by our guests, from taking deposits, through to smart in-house sensors. You can learn more about this here.

Yes, all of the properties under our responsibility are looked after excellently. We do this for 3 main reasons:

 

Respect – The most important reason is out of respect for our property partners. We couldn’t do what we do without you and looking after your properties in a diligent and thorough way is the least we can do. We are landlords ourselves, so we know how important it is to ensure the properties are looked after to hold their value.

 

Expectations – Our brand attracts a certain level of guest. These guests expect immaculate, well presented and reliable homes during their travels. Therefore we are required to professionally clean the homes and instantly address any maintenance or decorative issues that arise.

 

Financial – Ensuring the properties are presented in an excellent way to our guests means that they are also more likely to take better care of the home during their time there. This in turn results in fewer maintenance expenses for ourselves in the long-term.
