How does guaranteed rent work?

1. Application

Take a couple of minutes to fill in our quick online form. A member of our team will then get in touch with you within 24 hours.

2. Viewing

We will arrange a time/day that is convenient to you to view the property and discuss what you are looking for in the agreement.

3. Offer

You will then receive our offer which will include the rent, length of contract and any other terms that have been requested by either party.

4. Get paid

Once the agreement has begun, we will set up the rent installments, conduct any refurbishment works and begin looking after your property

Towards the end of the contracted term, we will reach out to you to let you know whether we would like to extend the agreement or not. If we both agree to extend, we can simply renew the contract and continue the relationship. If we wish to hand the property back, we are legally responsible for ensuring that the property comes back to you in the same condition. as when we took it on. So there is no need to worry about having to conduct works ready for another tenant.

What properties are we looking for?

Location

Our guaranteed rent scheme is available to properties in all of Stoke-on-Trent (Including Hanley, Fenton, Longton, Newcastle under Lyme, Trentham, Burslem, Tunstall etc.)

All property types are considered for our guaranteed rent scheme, although we are ideally looking for new-build properties.

Size & Layout

We will offer guaranteed rent for properties of all sizes, although ideally we are looking for properties with 2 to 4 bedrooms.

Condition

Properties must be in a decent condition for us to offer guaranteed rent. If any minor decorative works are required, we can take care of this ourselves.

We understand that this isn’t the traditional route of letting your property and might not be what you had in mind when you originally purchased the place. Therefore we have put together this list of FAQ’s to help answer some common questions about our guaranteed rent scheme

Who looks after maintenance?

While (ass per a traditional tenancy) the owner will continue to remain responsible for the general maintenance of the property and the structure, as a gesture of goodwill we agree to cover costs of up to £250/year to try to make the whole process even more hands-free for owners. For example, if there is a boiler breakdown that costs £120, we would pay for this. We will arrange and manage the maintenance works and for anything that takes us over £250, we will contact you to discuss. 

Any repairs that are required because of the actions of ourselves or our guests will remain solely our responsibility.

How much rent will I get?

This is a difficult one to answer as there are a number of factors that go into calculating our rental offer. As a rule of thumb, we're generally able to offer a monthly rent payment within +/- 15% of the standard market rate for your property. Even when the rent is slightly lower than standard market rate, you'd likely end up with more money in your pocket at the end of the month thanks to the cost saving benefits of this guaranteed rent scheme.

What happens at the end of the agreement?

Towards the end of the contract, we will let you know if we would like to seek to extend the agreement. If both parties agree to renew, then we will discuss a new contract, or simply extend the existing one. Should the parties agree to go our separate ways, we will return the property to you in the same condition as when we took it on (taking in. to account fair wear & tear).

What do you do with the properties?

We specialise in providing high-quality short-term serviced accommodation to business clients and guests that are staying away from home. Therefore we work with landlords on this guaranteed rent basis to be able to accommodate the growing demand from our clients.

This is a time-intensive, specialist service, and because of this we are able to charge the guests a nightly rate that exceeds that of the rent payments and our costs. This is where we make our profit as we do not charge our guaranteed rent scheme landlords any fees at all.

It's a win-win for everybody invloved. You get your pre-agreed rent each month without an hassle and your property well maintained and our clients get the high-quality accommodation that the are looking for.

Do I have to sign a fixed term contract with you?

Yes. We are looking for stable long-term partnerships of 2 to 5+ years with our landlords. If you believe that you may need the property back at some point, we can discuss adding break clauses at certain set intervals into the contract before signing.

How do I receive rental payments?

Once the agreement has been signed, our finance team will create a standing order to your bank account that schedules the agreed rental instalments on-time each month until the end of the agreement. You will automatically receive the agreed level of rent each month, regardless of whether the property is occupied or not.

What happens if the property is empty?

This is not something that you have to worry about 😊 You will receive your rent each month without fail even if the property is empty.

I have more than 1 property. Can I get guaranteed rent on all of them?

Fantastic! Yes we would be delighted to offer guaranteed rent on multiple properties/entire portfolios so long as they all fit our criteria. We have landlords that have made their entire portfolio hands-free using our guaranteed rent scheme.
